In fact, you're probably tired of hearing about the "disruptive potential" of 3D real estate tours.

For years, techies fantasized about a world where a buyer in California could take a seamless virtual tour of a home in Massachusetts. Though we're not quite there yet, the business of 3D real estate tours is quickly maturing - and companies like 360 Properties are slowly making the VR fantasy into a reality.

What is 360 Properties?

360 Properties is a West Hartford, Connecticut-based company that produces 3D tours for small businesses and Realtors. They use a variety of technologies to produce their content, including Matterport 3D photos and high-quality drone-mounted cameras.

It would be a disservice, though, to say that 360 Properties is just a 3D tours company. In recent months they've shifted focus to make 3D real estate tours only a portion of their service. The business now uses its 3D photos as a facet of a larger marketing strategy built for Realtors.

To find out more about the company and its offerings, the REALToDo CRM team took a trip down to West Hartford, Connecticut to interview the founder of 360 Properties, Johnny Bello.

We sat down with Johnny Bello to ask a few simple questions:

What does 360 Properties do for Realtors?

When asked what 360 Properties does for Realtors, Johnny replied with a straightforward answer, saying, "We provide 3D solutions to real estate and commercial brokers."

The goal? To provide a "24/7 open house" where people can view a property "at any time from anywhere".

Johnny stressed that these sorts of tours can help lock down a larger number of qualified buyers, since more people can view the home. Even more importantly, potential home buyers can view all the details of the home before they even set foot in the house.

What makes 360 Properties different?

Of course, there are a ton of different ways to market a home. The REALToDo CRM team wanted to figure out what makes 360 Properties different from similar services.

"Right now, there's not many people doing what I do," Johnny said. "One way we differentiate ourselves from the rest of the 3D tours is we provide aerial shots as well and promotional videos...we focus on making engaging videos for social media."

But here's the question most Realtors would ask: why not simply use a photographer?

The problem with traditional photographs is that they usually fail to show the whole picture to potential buyers. Johnny hopes that 3D tours can help Realtors avoid that all-too-frequent moment when a client falls in love with unrealistic or misleading photos.

"A picture can be deceptive sometimes," he said. "You really can't tell the size of the room, what it really looks like."

"With this it's full transparency...this is not going to happen for a 3D tour because they saw it before. But that might happen with a photographer or photograph."

Johnny went even further, saying that his business not only creates 3D real estate tours, but also promotes them on social media and within the local community.

"We actually reach out to local publications and local journalists to get that PR out there...to get some publicity," he said. "So we're not just a 3D tour provider - we're more of a real estate marketing firm."

Would you rather fight one horse-sized duck or one-hundred duck-sized horses?

"Definitely one horse-sized duck," said Johnny. "It's too many ducks and I can't take all that. So might as well just focus all your attention on one. You might win - you might definitely, probably lose."
